1. GENERAL

The Country Estate Policy is a hybrid combination of a homeowners and farmowners insurance policy that was designed to meet the needs of the hobby farms in Minnesota.

The dwelling portion of the policy is based on the Commander Farm Dwelling.  It is a HO 3 form which includes replacement cost for contents coverage.  Within the Country Estate policy, the Commander Dwelling is town class rated.  A dwelling within five miles of a fire department will receive the town class premium rate of 1 - 8.  A rural dwelling more than five miles from a fire department will receive a town class 10 rate.

The Country Estate Policy provides NO automatic appurtenant structure coverage.  Any and all appurtenant structures must be listed and class rated as farm outbuildings.

Coverage for submersible pumps and outside wiring should be listed on the application.

Farm Personal Property, including livestock and machinery, can be included for coverage in the Country Estate Policy.

 

Liability coverage can be provided by either a CPL liability form or a farm liability form, depending on the number of acres owned and operated and the extent of the farming operation.

If the acres are less than forty; if the livestock and machinery are minimal; and if the farming operation is incidental to family income, a CPL liability form may be used.

If the acres are more than forty; if there are more than a few livestock or large machinery; of if the farming operation is a significant part of the family income, a farm liability form may be more appropriate.
